Question Permits and Zoning

I just learned that we as agents are not supposed to check permits or zoning on properties. SDAR suggests you go with the client to research or have them go without you. Just in case someone gives you bad info you won't be held responsible. Unless of course the seller discloses it, in that case they would be held responsible. Do any of you check zoning if it is not on the listing report?

Sara, I had a really educational experience recently having listed and selling a Ranch three times recently! It had so many Zoning and Permit concerns It was part of the Counter that the Buyer was to verify all with the county prior to closing! What an Agent/Realtor must be careful of is the county can give you different answers on the same question every time you ask!

That is true the zoning should be checked , especially if there is a question about its correctness.
