Telemarketing / Cold Calling
Hello! I am hoping for some feedback.
I understand the value of "cold calling" on the phone and I did it a lot when I was a new agent. I've gotten 2 listings and one buyer sale this way. I know it works but I hate doing it. When I get busy it's the first activity I drop, and I haven't done it for many months.
I have looked into hiring a company to do telemarketing for me. I have researched and interviewed a lot of companies and I found one that I am thinking about using.
I'd like your opinion.
This telemarketing firm specializes in real estate and supposedly the telemarketers are all licensed agents. They charge $350 for 500 phone calls in a month and there is a $295 set up fee. They claim that 1% to 2% of the phone calls turn it listing leads (500 calls would net 5 to 10 leads). This is about what I've experienced with my own calls. They take responsibility for Do Not Call violations
They also claim that, according to their research, 40% of their leads eventually list their home (but not always with the agent the received the lead).
I am seriously thinking about hiring this company for a campaign to last at least 3 months.
What are your opinions? Has anyone had experience with a company like this?

I am with you Patrick, cold calling is the worst! i hate the feeling of knowing that you are interupting or bugging most people! That is the exact way in which i got started here in the Las Vegas real estate markey though...

If you could afford it, would you pay a company to cold cal for you? Assuming the company is reputable.

I would consider something like that in the future. I have had offers, but have not really needed the business thus far in my Las Vegas real estate career, but it is something that I have thought about extensivley! Go for it

Thank you for your responses. I appreciate the feedback. I do intend to go for it starting in March. I've been in the business for 2 years and '06 was a decent year for me, but I really need more listing leads. I am very good at converting leads and I have great follow up systems in place, but I really have to automate the lead generation process to generate a steady flow of leads.

I would have to agree with both Las Vegas real estate agents! No one likes cold calling, and much of it is a waste, so if you could get a qualified person/ company to do it for you, then why not! The key is "qualification"! Anyone can call, but getting results is what makes you money!!

I haven't done cold-calling - I do "cold-emailing" instead, and still I don't like doing it, even though it gives people a chance to read my e-mail at their convenience. Howeve, whenever I get a cold call from someone, even if I don't need the service they are offering, I am always nice to the caller because I know they are just doing their job.

I don't cold call. It does not work for me. I will cold knock on peoples doors though. People have a hard time being rude in person.

Regardless, cold calling works statistically and every agent that hires a service like this has no problems gaining high conversions. I'm not against it if done correctly.

Hi Patrick Mc...
Just curious as to what you decided to do in regards to trying the outside Real Estate Telemarketing firm? If you did indeed test them what type of results did you see?
I agree done professionally could prove to be a success!!!
