Default What Advice Would You Give?

If a client was wanting to buy a chicken farm with a contract for say Tyson

or Purdue packing and their loan were contingent upon this contract I was

curious as to where you would tell them to start the process. Would they

get pre approval financing or would they have to have an available property

on paper first?

I know that there are a lot of things that come into play, buyer's credit,

money down etc., lets assume everything is good on the buyer's end, then

what? Does anyone know the norm?

I would look for pre-approval before starting any real estate transaction here in the Las Vegas real estate market, or anywhere else. If you they cannot do the deal on paper up front, then it is likely the deal will have issues later on!

I agree with Las Vegas Real Estate. There is no point in continuing forward with a transaction if the byer can not qualify in the first place. This has always been my rule of thumb in the Las Vegas real estate market anyway...

I would pre approve them and then writ eit up as a contingency, just like an offer that was contingent on the sale of another home. In the Las Vegas real estate market we do not really have anything that compares to a farm, but that would be my suggestion!
