Special Warranty Deed
I was curious to know, when is it appropriate to use a special warranty deed and if anyone of you have encountered this before?

I'm pretty sure that a special warranty deed is the same thing as a limited warranty deed. This type of deed is usually used by people acting on behalf of the owner.

Thanks for the heads up GhostWriter. I thought so. When you say someone acting on behalf of the owner you mean someone like an administrator, executor or something like that right?

yeah something like that. Look, here's an example; if a person files for bankruptcy and the property is sold to satisfy creditors, then the trustee handling the property gives a special warranty deed to the buyer that gurantees title against claims only during the time the trustee held the title. Let me know if that helps.

Thanks for the answer ghost, as I was not clear on that one either  There is so much jargon in the Las Vegas real estate market, that questions like that one arise all of the time. Imagine if we could remember everything in which we learned in real estate school!!

Nope, I have never had to use one, but I can understand where they may come into play. Good point though Las Vegas Homes, there are so many different terms and concepts within this business that no one could remember everything! Like many other markets, within the Las Vegas home and high rise markets anything may come up at any time!

Me either! I can see how it would come into good use though, sort of like a power of attorney, right? Also, great point regarding the crazy and unpredictable Las Vegas real estate market...you never know what you may need to know!

How is that high rise business working out? Are there a bunch available and are people buying them up? How much are they? Do they have the same amenities as the Hotels? I would be interested to hear from you guys in Vegas about that market?
