How about using a buyers contract that assures you and the client that your comission has to be paid if its on MLS or fsbo. or I'm just dreaming? thats what I would do if I was an agent. before that I would show huge amount of value and my experience the area they are looking into buying so I can show why they pay regardeless of who they buy from. I know of a discount broker that will only take buyers if they sign an exclusive. hope this helps.
