Best advice for selling real estate or anything else, always be yourself, if people are interested in what you have to sell they will buy from you because they like you. If people dont like you no matter what you are selling or even if they have a need for it they wont buy from you.
Real estate agents seem to forget this, we always want to tell our clients about our conquest and most never listen to what the client wants or needs. Once you can master the art of listening and doing less self promotion the better your prospects and clients will respond to you.
