If you know it is a sale by owner you ask first if they would pay a commission, I've called a few and they say yes or no. I had a client come from out of state, she was actually a licensee in her state, I showed her some homes the first day. Then without me she went to a for sale by owner and did not even try to include me which I thought was rude because I was available and we met later that day to look at a bunch more. She found one she liked we did an offer, she wanted like a 2 week close, I got her that, We had the whole thing accepted and without me knowing she went to the fsbo and made a deal because they could offer her seller financing and the keys that nite. I guess that was impossible to beat, she was in such a rush, but I do think she should have tried to include me. There are so many homes for sale that the seller was happy to find a buyer, maybe would've been willing to pay some commission. I know I did not show her the property, but she could've made it possible for me to show it to her. I certainly spent enough time on her. Anyways I guess I needed to get that out there, I have had so many people waste my time.I guess with every experience you learn from now on I will tell my clients, if you see a fsbo let me know and we can check it out, It is nearly impossible for me to know about all the fsbo's in town.
