Hi Friends,

Should you use an agent when buying a new construction home?

I was reading threads on this forum and this question just came to my mind. I would like to know what do you guys think about it.

As per my point of view, To get the very best deal on new construction it is very important for you to understand the process and the roles of agents before you meet with a builder’s agent. The site agent is there to represent the needs of the builder, the Buyer’s Agent is there to represent you and simplify for you the fallacies that the builder may want you to believe.

I would say a buyer’s agent can explain:

• The advantages of building inspections.
• How builders’ mortgage rates may not be your best option for financing
• Of the builder options and upgrades which actually add value to your home
